WinnCo Investments, a Texas-based real estate investment company, is seeking skilled Title Abstractors & Genealogy Researchers to join our team on a part-time 1099 contractor basis.

If you enjoy deep research, unraveling complex title histories, building family lineages, and reviewing recorded land records — and you want flexible, remote work you can perform on your own schedule — this is an exceptional opportunity!

We are opening only a few part-time contractor spots, and we’re looking for experienced professionals who can hit the ground running.

Position Overview

As a Title Abstractor & Genealogy Researcher (1099 Contractor), you will help our team identify ownership, family lineage, and title history on properties throughout Texas.

You will receive a weekly set of records to research — no list pulling required — and you’ll complete the assigned abstracts and genealogy findings by the weekly deadline.

This role is ideal for:

✔ Current or former title abstractors/examiners

✔ Paralegals or legal researchers familiar with probate & heirship

✔ Genealogists with land record experience

✔ Landmen with title tracing or mineral title backgrounds

✔ Anyone who loves deep research and puzzle-solving

What You’ll Do
• Review and abstract chain of title using county land records and recorded instruments
• Conduct genealogy & family tree research using tools like Ancestry, FamilySearch, obituaries, and public archives
• Examine Texas county clerk portals, recorded documents, deeds, liens, probates, affidavits, and related filings
• Identify potential breaks in title, heirship, and ownership
• Complete weekly assignments based on the leads provided by our team
• Perform basic skip tracing, with additional support if needed
• Maintain clear notes, findings, and summaries for internal team review

We supply the data → you research and return the results!

Requirements
• Experience with Texas abstracting, title research, or genealogy/heirship research
• Ability to interpret deeds, probates, affidavits, liens, judgments, and recorded land instruments
• Familiarity with Texas probate & intestate succession preferred
• Strong attention to detail and accuracy
• Ability to meet weekly deadlines working independently
• Must be comfortable working fully remote

Preferred Tools & Software Experience

Experience with any of the following is a plus (but not required):
• County Clerk / Land Record systems
• Ancestry, FamilySearch, obituary research databases
• DataTree, LandGlide, LandVision, or similar property data tools
• Excel, Google Sheets, or other organizational tools

We also welcome any other genealogy, mapping, title, or research software you prefer — whatever helps you get the job done efficiently.

Hours & Flexibility
• Part-time: typically 10–20 hours/week
• Flexible scheduling — work at your convenience
• Weekly deadlines for completing assigned records
• Potential for additional hours and workload based on performance, speed, and interest

Compensation & Contract Details
• $20/hour
• 1099 subcontractor role
• Invoicing on the 1st and 15th of each month
• All work is confidential under an Independent Contractor Agreement
